Type II Commercial Wallcoverings: What Hotels and Offices Should Specify

When a hotel operator or corporate tenant asks their designer for durable wall finishes, the specification that keeps coming back is Type II wallcovering — a mid-weight commercial vinyl standard trusted by architects across Dubai, Abu Dhabi and the wider GCC. It sits in the sweet spot between the residential papers you would hang in an apartment and the heavy-duty industrial products used in healthcare corridors. This guide explains what Type II actually is, when to specify it, and the practical details that keep a hotel or office refurbishment on time and on budget.

What Type II wallcovering actually means

Commercial wallcoverings in the international market are classified under the ASTM F793 standard. Type I is light-weight decorative — suitable for guest rooms and boutique retail. Type II wallcovering is medium-weight (roughly 20 to 32 ounces per square yard), designed for corridors, lift lobbies, meeting rooms, restaurants and back-of-house zones that see steady traffic. Type III is the heavy-duty grade used in hospitals, schools and other high-abrasion environments.

Type II is by far the most-specified grade for hospitality and Grade A office fit-outs in the UAE, because it survives real cleaning schedules, resists scuffing from luggage and furniture, and keeps its colour under the kind of ambient light guests actually see it in. The ranges we distribute from Wallquest, Grandeco, Zambaiti Parati, SK Filson, Holden, Paper & Ink and Sellers & Josephson cover Type II specifications right across the price spectrum, from quiet contract textures to designer statement papers.

When to specify Type II wallcovering

Not every commercial wall needs a commercial paper. The rules of thumb our contract clients rely on:

  • Specify Type II wherever the public walks past the wall. Hotel corridors, lift lobbies, restaurant seating zones and conference registration areas all qualify.
  • Specify Type II for meeting rooms and boardrooms. Chairs get pushed back against walls, luggage rolls in, catering carts pass — a residential paper will not last a year in that environment.
  • Consider Type II for premium residential too. Hallways and stairwells in villas with heavy family traffic behave more like commercial spaces than bedrooms do; a mid-weight vinyl is a sensible upgrade.
  • Step up to Type III for hospital corridors, school circulation areas, food-service back-of-house, and any wall subject to trolleys or handrail contact.
  • Step down to Type I for guest rooms above the dado, private offices and executive suites, where longevity matters less than finish quality.

What performance actually gets you

Type II wallcovering is not just thicker paper. Properly specified products carry a set of tested properties architects should look for on the technical data sheet:

Scrub and stain resistance. Coffee, ink, lipstick and even wall-mounted signage adhesive typically lift with the right cleaner. Good Type II vinyls are scrub-tested to 100 or more cycles.

Fire performance. ASTM E84 Class A ratings are the norm, which is what UAE Civil Defence and most international brand standards require for hotel and office fit-outs.

Colour fastness. A hotel that opens with warm cream corridors should still have warm cream corridors after five summers of Gulf sun bouncing through the atrium. Better-quality mills publish light-fastness ratings; ask us for them.

Sound and thermal contribution. Textured Type II products soften harsh acoustics in tiled lobbies and add a small but real thermal buffer against exterior walls — useful in Dubai’s cooling-heavy running costs.

Choosing the pattern for a commercial brief

Commercial does not have to mean corporate. The Type II wallcovering ranges we distribute include everything from quiet textured plains to statement botanicals and full-height murals, plus designer-led collections from Elie Saab Maison and Automobili Lamborghini that suit lobbies and executive floors where brand impression matters.

Three tips for hospitality and office briefs:

  1. Design for the eye at rest. A corridor is a wall you glance at repeatedly — quiet textures wear better than bold repeats.
  2. Reserve statement designs for arrival moments. Reception backdrops, lift lobbies and private dining rooms carry the drama; guest corridors do not need to.
  3. Cluster colourways. Working from a family of tone-on-tone colourways across a floor lets housekeeping swap panels without a jarring mismatch during repairs.

Ordering, lead times and installation

Commercial projects live and die on lead time. For Type II wallcovering rolls we stock in Dubai, the typical UAE delivery window is three to seven days from confirmed order. For made-to-order collections shipped from Italy, the UK or the US, plan for four to eight weeks depending on mill and finish. Always order 10 to 15 per cent overage — it protects the programme against damaged rolls, misaligned first drops and future spot repair.

Installation matters as much as the specification. For contract projects we recommend ACM adhesive from Italy — it is formulated for the heavier weights of commercial vinyls and holds firmly in air-conditioned interiors where humidity cycles matter. The wall preparation standard for commercial vinyl is stricter than residential: skim-coated, sealed with a pigmented primer, checked for moisture. A hurried substrate is the single biggest reason commercial installs fail in the region.

Where a project also needs coordinated soft furnishings, our contract fabrics are drawn from the same mills, and for hard-wearing floor finishes our Adore LVT commercial flooring pairs well with a Type II wall specification.
