LVT Flooring in Dubai: Where It Works Best in Villas, Apartments and Offices

Ask ten people why they chose LVT flooring in Dubai and you will get ten different answers — it was quieter, it was warmer underfoot, it went down over the existing floor, the landlord allowed it. All of those are true, but they are reasons rather than a method. The more useful question is where luxury vinyl tile genuinely performs better than the alternatives, and where we would steer you somewhere else. After fifty years of supplying floors and wallcoverings across the Emirates, we have a fairly clear view on both.

What LVT flooring in Dubai has to cope with

Three local conditions shape the decision here, and none of them appear in a European product brochure.

Heat and light. Villas and apartments with large glazed elevations get strong, direct sun across the floor for hours at a time. Quality luxury vinyl tile is dimensionally stable and UV-resistant, but the installation method matters: a glue-down floor in a sun-drenched space behaves far better than a loose-laid one, because it cannot creep at the edges. If a room has unshaded floor-to-ceiling glass, say so when you are specifying.

Sand. Fine grit is the main enemy of any resilient floor. It is abrasive, it travels on shoes, and over years it will dull a wear layer. This is not an argument against LVT — it is an argument for a decent wear layer and a doormat, which costs very little and prevents most of the damage.

Water, in bursts. Most homes here do not have persistent damp, but they do have air-conditioning condensate, cleaning water and the occasional leak. LVT handles all of that far better than engineered wood, which is the strongest single reason it has taken over so much residential work in the region.

Villas: living areas, majlis and stairs

In a villa, LVT flooring in Dubai does its best work in the living areas, the family room and the bedrooms. It is warmer and quieter than porcelain, it forgives an imperfect subfloor better than timber, and a wide plank in a light oak tone opens up a room that large windows have already made bright.

The majlis is worth a moment’s thought. It takes heavy, concentrated footfall and furniture that gets moved, so specify a robust wear layer and use felt pads on the legs. Stone and concrete effects tend to suit the formality of the room better than a timber plank does.

Stairs are the one villa application we would flag. LVT can be used on stairs, but it needs proper nosings and a careful installer; it is not a job for a general contractor working at speed. Ask to see previous stair work before committing.

Apartments: the quiet floor

In apartments the decisive factor is usually acoustic, not aesthetic. Many buildings in Dubai and Sharjah specify an impact-sound requirement for any floor change, and the managing agent will ask for it in writing before approving work. LVT with an appropriate acoustic backing generally satisfies this comfortably, which is why it is so often the approved option when timber is not.

The second advantage is height. A thin build-up can frequently go over an existing sound screed or tile without raising floor levels enough to foul the doors — the kind of detail that decides whether a refurbishment is a weekend or a month. For a rented apartment, the glue-down question becomes a conversation with the landlord. Have it before you order, not after.

Offices, retail and hospitality: where LVT flooring in Dubai earns its keep

Commercially, the argument is mostly about downtime. A damaged tile can be lifted and replaced individually without closing the floor, which is something neither sheet vinyl nor a tiled floor offers. For a hotel corridor, a clinic or a restaurant that cannot shut for a week, that single property often decides the specification.

  • Offices — stone and concrete effects wear more gracefully than wood effects under chair castors. Use castor-friendly mats at desks regardless.
  • Retail — plan the layout around display positions, because heavy fixtures will mark a floor if they sit in one spot for a season.
  • Food and beverage — specify glue-down, and be realistic about grease; a textured finish hides more but needs a more disciplined cleaning routine.
  • Hospitality bedrooms — the acoustic benefit matters as much as the look, and guests notice it even if they never mention it.

Our Adore LVT range covers wood, stone and concrete effects across residential and commercial grades, and the trade team can advise on which wear layer suits the traffic you expect. If the project also involves wall finishes, our commercial wallcovering options are specified from the same place, which keeps the programme simpler.

Where we would not recommend it

Being straight about this saves everyone a difficult conversation later. We would not put LVT in a space with permanently standing water — a wet room or a pool surround belongs to porcelain or stone. We would hesitate on an outdoor or semi-outdoor terrace, where surface temperatures and direct UV exceed what any interior floor is designed for. And we would think twice in a room with a dramatic, unshaded western glass wall unless the floor is fully bonded and the product is specified for it. For everything else — which is most of a home and most of a commercial interior — it is a straightforward recommendation.

Looking after it, and seeing it in person

  1. Put proper barrier matting at every external door. This is the single highest-value thing you can do.
  2. Sweep or vacuum regularly; grit causes nearly all visible wear.
  3. Damp mop with a neutral cleaner. Avoid harsh solvents, bleach and steam.
  4. Fit felt pads to furniture legs and wide castors to chairs.
  5. Keep two or three spare tiles from the original batch for future repairs.
  6. Use blinds or sheers on the most exposed windows — it protects the floor as well as the furniture.
  7. In a commercial setting, agree a cleaning specification with the contractor at handover, in writing.

Samples of LVT flooring in Dubai are worth collecting and living with for a few days. Colour shifts considerably between showroom lighting and Gulf daylight, and a plank that looks warm under halogen can read quite grey at noon. You are welcome at our head office in Deira, Dubai, or our Sharjah branch, where you can see the flooring collections alongside our wallcoverings and fabrics, so the whole scheme can be settled in one visit. If wallpaper is going up as part of the same works, we supply ACM adhesive from Italy for it, which is what we recommend for the papers we carry — and for a sense of how walls are being put together alongside floors, the collections at Zambaiti Parati are a useful reference.

We hold exclusive distribution rights across the UAE, Oman, Qatar and Bahrain, and we welcome bulk enquiries from elsewhere in the region, though availability varies by brand. Deliveries typically run three to seven days. For quantities — fit-outs, hotels, multiple units — contact the trade team with your areas and programme dates, and we will come back with a specification and a price rather than a brochure.
